Sticking doors: describe where they catch
In Edwardian and 1930s homes, doors may have older hinges, previous paint layers or floors changed at a later date. Say whether the door rubs at the top, side or bottom and whether the fault began after other work. A door catching on a new floor differs from one whose latch no longer lines up. Photograph the door closed and open from a safe standing position.
The door trimming and easing page explains the smaller adjustment discussion. Removing timber is not automatically the answer, especially where hinge movement or the frame is involved. Identify any known fire door rather than treating it as an ordinary internal door. Do not plane an edge or force the latch before assessment, because that may change the fit without resolving the underlying problem.
Picture rails and older details need a clear intention
For a room around Pinner Hill with existing picture rails, explain whether the request is to secure a loose section, fit a suitable replacement or hang items from the rail. These are different tasks. Show the profile and its junctions with the wall, ceiling or adjoining trim. An older decorative feature should not be used as support for a heavy object without considering its condition and fixing.
If you want existing timber retained, say so before replacement material is chosen. Matching the shape, finish and junction is a separate consideration from simply covering a gap. Small repairs can be discussed, but this is not a promise of specialist restoration or of replicating every historic profile. For a framed picture or mirror, the object’s weight and hanging points matter as much as the room’s appearance.
Shelves need the wall and load considered together
Choose a shelf position around what it will hold and how it will be reached. Books, display items and kitchen storage create different loads. Send the shelf dimensions, bracket details and manufacturer’s instructions if available. A photograph of the wall should include nearby sockets, radiators and openings. Concealed services need checking; existing holes do not establish a safe route or suitable fixing for a new bracket.
Our picture and mirror hanging page covers related wall-fixing questions. Plasterboard, masonry and timber backing call for different approaches, and the visible paint finish does not identify the structure. If several shelves are proposed, specify the intended spacing and contents. A small fitting enquiry should not become an assumed built-in bookcase or a redesign of the whole room without separate discussion.
Combine small tasks without losing their details
Curtain pole brackets, loose handles and straightforward fitting work can be included with the door and shelf list. Mark priorities and identify any products already bought. Explain whether local decoration afterwards is expected, rather than assuming it is part of every repair. Access may involve moving furniture or protecting possessions, so show the room as well as the close-up fault and mention features that should remain undisturbed.
Find the Pinner area hub for other trades and the property maintenance page for the general small-job scope. Use the quote form with your itemised list and photographs. Work is planned Monday to Friday, without emergency attendance or large building projects. The useful next step is agreement about the actual fittings and repairs, not a broad claim based on the age of the house.
