Drawers versus cupboards
The biggest choice is the type of storage. Simple cupboards with doors are the most straightforward to build and suit coats, hoovers and bulky items. Pull-out drawers on runners make far better use of the deep, low space at the narrow end, but the runners and the extra making time add to the cost.
Many projects mix the two: a cupboard where the height allows, drawers where the space gets shallow. Open shelving is another option for shoes and bags, and is usually the simplest of all to build.
The shape of your space
No two under-stairs spaces are alike. The pitch of the stairs, the position of the newel post and any bulkheads all shape what can be built, and an awkward shape means more measuring, scribing and cutting time. A straight run of stairs with a clear space beneath is the simplest case.
Whether there is an existing cupboard door or the side of the stairs needs opening up also changes the job, since opening up means framing a new opening and fitting doors from scratch.
Meters, pipes and consumer units
Under-stairs spaces often hide gas and electricity meters, fuse boxes or stopcocks, and the storage has to be built around them while keeping them accessible. That can mean a dedicated compartment with its own door, or a layout that leaves clear access, either of which adds design and making time.
If meters or a consumer unit need moving to make the space work, that is work for the relevant registered trades rather than a carpenter, and it would be priced separately.
Finish and materials
A paint-grade finish in MDF, painted to match the hallway, is the most common choice and keeps costs sensible. Veneered or solid timber finishes, feature handles and soft-close fittings all add to the materials bill and the making time.
Because the same business decorates, the finished storage can be filled, sanded and painted as part of the project rather than left for a second trade, which is worth factoring in when comparing quotes.
Making the most of the space
A few choices affect how useful the finished storage is, and they cost little or nothing extra if planned from the start. Full-depth drawers use the narrow end properly, a mix of shelf heights suits different items, and a light inside a deep cupboard makes it far easier to use. Thinking about what you actually want to store, whether coats, shoes, the hoover or children's kit, shapes a better layout than a generic run of cupboards.
Why a visit gives you a firm price
With the layout, shape, services and finish all varying, a realistic price needs the space measured and the options talked through. A home visit gives you a firm, free quote rather than a guess.
